What is a WDI Inspection?
And why your lender may require one
A Wood Destroying Insect (WDI) inspection — commonly called a termite inspection — is a visual evaluation of a home for evidence of wood-destroying insects including termites, carpenter ants, and wood-boring beetles. The WDI inspector looks for live activity, past damage, and conditions that make the home conducive to infestation. In Texas, many lenders require a WDI report as part of the mortgage process, and it's a smart add-on for any buyer regardless of loan type.
✓ Termites
Subterranean termites are common throughout DFW. They can cause significant structural damage that is often hidden behind walls and beneath floors until it becomes a major repair.
✓ Carpenter Ants & Wood Borers
Beyond termites, the WDI report covers other insects that damage wood — including carpenter ants and wood-boring beetles that are frequently found in older DFW homes.
