Well Water

Homes on Private Wells

Well water is not treated or monitored by a municipality. Bacteria, nitrates, and other contaminants can be present with no taste or odor warning. Testing is essential before purchasing any home on a private well.

Older Homes

Homes Built Before 1986

Homes built before 1986 may have lead solder in copper pipe joints or lead service lines. Lead has no taste or odor and poses serious health risks. The FHA Water Test panel includes lead, so testing is the only way to know.

What They Test For

We collect the sample on-site for the FHA Water Test, analyzed by ETR Labs

Total Coliform & E. coli
Tests for the presence of total coliform and E. coli bacteria — the most common indicator of contaminated water and a health risk at any level.
Lead
Lead can leach into water from older pipes and solder joints. There is no safe level of lead exposure for children, making this one of the most important tests for older homes.
Iron
High iron levels are common in North Texas well water and can cause staining, odor, and scale buildup in plumbing and fixtures.
pH & Turbidity
Water that is too acidic or too alkaline can corrode pipes and affect appliances. Turbidity measures cloudiness, which can signal sediment or other water quality issues.
Nitrate, Nitrite & Total Nitrate/Nitrite
High nitrate and nitrite levels are common near agricultural areas and septic systems and are particularly dangerous for infants and pregnant women — a priority test for any home on a private well.

We collect water samples from the home's fixtures during your home inspection visit. No second appointment needed — it happens the same day.

Samples Sent to ETR Labs

Samples are shipped to ETR Labs (etrlabs.com) immediately after collection for the FHA Water Test panel — full analysis under controlled conditions.

Results Delivered to You

Lab results take a number of business days to come back from ETR Labs and are sent directly to you to use in negotiations or to plan any treatment.

Common questions from DFW homebuyers

  • How long do results take?

    Lab results can take 3 to 5 business days, or longer, to come back from ETR Labs after sample collection. If you have a short option period, schedule your home inspection early so you have time to receive and review results before your deadline.

  • Is city water safe to drink without testing?

    Municipal water is treated and monitored, but water can pick up contaminants between the treatment facility and your tap — particularly in older homes with aging pipes or lead solder. Testing gives you a definitive answer rather than an assumption.

  • What happens if the results show a problem?

    Contact ETR Labs at 800-344-9977 with your Report # and they will walk you through the results. Depending on what's found, options typically include requesting the seller address the issue, negotiating a credit for a treatment system, or installing filtration. In most cases, water quality issues are treatable — the important thing is knowing about them before you close.
