What We Inspect
The same methodical approach we bring to the main house, applied to the additional structure on the property
Roof & Exterior
Roofing material, fascia, soffits, siding, windows, and exterior doors — we check the building envelope for damage, deterioration, and signs of water intrusion.
Flooring
We evaluate the floor system for structural concerns, cracking, settling, and evidence of moisture below.
Electrical
Sub-panels, wiring, outlets, GFCI protection, and overhead lighting are all checked. Electrical in outbuildings is often DIY work and can present real safety concerns.
HVAC (If Present)
If the structure is heated or cooled, we inspect the system — mini-split, window unit, or a connection to the main home's system — to verify it's operational.
Plumbing (If Present)
Guest houses and pool houses often have plumbing. We check supply and drain lines, fixtures, and any water heater present in the structure.
Doors, Overhead Doors & Hardware
Garage doors, pedestrian doors, and their hardware are tested for proper operation. Overhead door springs and auto-reverse sensors are specifically checked.

Is the additional structure inspection included with a standard home inspection?
No — inspecting additional structures is an add-on service, not part of a standard TREC home inspection. You can add it on when scheduling, and we'll cover the structure during the same visit. Contact us if you have questions about what's included.
Does the detached garage count if it's not finished inside?
Yes. Whether it's a finished garage, a bare concrete slab structure, or a metal storage building, we inspect what's accessible — structure, roof, electrical, doors, and any mechanical systems present.
What if the guest house has its own utilities?
We inspect it the same way we would the main house — checking electrical, plumbing, HVAC, and the building envelope. Separate utility meters don't change what we look at.
Do you report on additional structures separately?
Additional structures are documented in the same inspection report as the main home, with their own clearly labeled sections. You'll see exactly what we found and where.
