Municipal inspectors check for code compliance — they are not your advocate. The builder's inspection team works for the builder. At SFR Inspections, we work for you. In our experience inspecting new construction homes across DFW, we regularly find significant deficiencies in homes that passed all builder and municipal inspections — homes days away from closing in Frisco, McKinney, Prosper, and Celina.
Types of New Construction We Offer
A complete evaluation of every major system in the home
🏗️
STAGE 1
Pre-Pour Inspection
Performed before the concrete slab is poured. We examine rebar placement and spacing, vapor barrier installation, plumbing rough-in under the slab, and cable layout. Once concrete is poured, none of these components are ever accessible again. This is your only opportunity to catch under-slab problems before they're permanent.
🏗️ STAGE 2
Pre-Drywall Inspection
The most valuable inspection you can get on a new construction home. Before drywall goes up, everything is visible — framing, electrical wiring, plumbing rough-in, HVAC ductwork, and insulation. Once walls are closed, many of these are inaccessible for the life of the home. This inspection catches problems while they're still easy and inexpensive to fix.
🏗️ STAGE 3
New Construction Final Inspection
Performed when the home is complete but before your final walkthrough and closing. A full inspection of every accessible system and component — giving you a detailed report to create your builder's punch list and negotiate repairs before you take possession.

WARRANTY
1-Year Warranty Inspection
As your builder warranty approaches expiration, a professional inspection identifies every defect you're entitled to have repaired before coverage closes out. This inspection alone can save thousands of dollars. Most homeowners don't know to schedule it until it's too late.
What We Commonly Find in DFW New Construction
After countless new construction inspections across Dallas - Fort Worth
⚠️Grading & Drainage Issues
Improper grading directing water toward the foundation is one of the most common findings across North Texas. In DFW's clay-heavy soil, this leads directly to foundation movement — often within the first few years.
⚠️HVAC Installation Defects
Improperly sized breakers disconnected ductwork, inadequate attic ventilation, and non-functioning thermostats — found regularly in newly built DFW homes affecting comfort and efficiency from day one.
⚠️Roofing Deficiencies
Missing flashing, improperly installed shingles, inadequate ventilation, and poor workmanship at penetrations — on homes where the roof was never walked by an independent inspector.
⚠️Plumbing Problems
Improper venting, missing cleanouts, inadequate water pressure, and drain slope issues. Inexpensive to fix during construction — very expensive to address after the home is finished.
⚠️Electrical Issues
Missing knockouts in panels, improper bonding and grounding, and AFCI/GFCI installation errors. Common in new construction across DFW — may pass code but still represent safety concerns.
⚠️Insulation Gaps
Missing or improperly installed insulation in attics and exterior walls — nearly impossible to identify after drywall installation, but directly impacting your energy bills for as long as you own the home.
The Markets We Serve
New construction inspections across all of DFW's high-growth communities
Our Inspection Process
Simple, coordinated around your builders schedule
Schedule Early
Don't wait until closing week. For pre-drywall inspections, coordinate with your builder's site supervisor to confirm the timing window before drywall installation begins.
During the Inspection
Attend if you can. Walking a new construction home with your inspector gives you a real understanding of how it was built and what to watch for as the home ages.
Frequently Asked Questions (FAQs)
Common questions from DFW new construction buyers
Do I really need an inspection on a brand new home?
Yes — and arguably more than on a resale home. On a new construction home, defects can be hidden beneath brand-new finishes and may not surface until after your warranty expires. An independent inspection before closing is your best opportunity to catch them while the builder is still obligated to fix them.
What is a pre-pour inspection and when do I schedule it?
A pre-pour inspection is performed before the concrete slab is poured. Your builder's site supervisor can tell you when this window opens. We recommend scheduling as soon as that window is confirmed — it can be as short as a few days.
Will the builder allow an independent inspector on site?
In Texas, you have the legal right to have an independent inspection performed on a home you are under contract to purchase. Builders cannot legally prohibit it.
Can I get an inspection if the home is already built?
Yes. A final inspection on a completed new construction home is still extremely valuable even if earlier phase inspections weren't performed.
Are you licensed in Texas?
Yes. Ross Nussle is a TREC-licensed professional home inspector (License #25448-PI) and completes continuing education through InterNACHI.
