Backflow Preventer

We inspect the backflow prevention device for condition and visible signs of damage or leakage. It will also be noted if a backflow preventer cannot be located.


Water Pressure & Coverage

We evaluate whether the system appears to provide adequate coverage and pressure across all zones, and flag areas with obvious missing coverage areas.


Visible Leaks & Damage

Supply lines, valve boxes, and heads are checked for evidence of leaks, past repairs, or damage from landscaping work or freeze events.

Sprinkler Inspection FAQ

Common questions from DFW homebuyers

  • Is a sprinkler system inspection included in a standard home inspection?

    No. TREC Standards of Practice do not require a home inspector to operate or evaluate irrigation systems. A sprinkler inspection is a separate add-on service where we specifically run and evaluate the full system zone by zone.

  • What if the seller says the system was recently serviced?

    Seller representations about maintenance are hard to verify without actually running the system. We test it ourselves regardless — a recently "serviced" system can still have broken heads, failed zones, or other issues that a service visit didn't address.

  • Can you test the system if the water is turned off at closing?

    The water supply needs to be active for us to run the system. If the property is vacant and utilities have been turned off, we recommend requesting the seller keep water service active through the inspection period.

  • What happens if a zone fails during the inspection?

    We document the failure with photos and note it in the report with a description of likely causes. You can then request the seller repair it before closing or negotiate a credit — the report gives you the documentation to do either.

  • Do you inspect drip irrigation systems?

    We inspect drip irrigation zones the same way we inspect spray and rotor zones — by activating them from the controller and observing operation. Drip systems can be harder to fully evaluate visually, but we note any accessible emitters or supply lines that show obvious problems.
