In the Dallas-Fort Worth area, pools are common — and pool problems are even more common. From aging equipment and cracked coping to improper electrical wiring and failing plumbing, pool issues can cost thousands of dollars and pose serious safety risks. A standard home inspection does not include a detailed pool evaluation. SFR Inspections offers a dedicated pool and spa inspection that gives you a complete picture of the pool's condition, equipment, and operation before you take ownership.

Why a Pool Inspection Matters in DFW

Pools look great on listing photos — but equipment doesn't photograph

Equipment Failures Are Expensive

Pool pumps, heaters, and filters can cost thousands to replace. Knowing their condition before closing gives you negotiating power.

Electrical Hazards

Improper bonding, GFCI protection, and faulty pool lighting are safety hazards that standard home inspections may not fully evaluate.

Structural Issues Are Hard to See

Cracks in the shell, settling decking, and failing coping can signal much larger structural problems beneath the surface.

Deferred Maintenance Adds Up

Sellers often defer pool maintenance during the listing period. We evaluate actual equipment condition — not just how clean the water looks.

DFW Pools Age Faster Than You Think

Texas heat, hard water, and soil movement put wear on pool systems. A pool that looks great in April can have problems by August.

Spas Have Their Own Components

If the property has a spa or hot tub, it has its own heater, jets, and controls — all of which need separate evaluation beyond the pool itself.

What We Inspect

A complete evaluation of the major components of the pool and spa system

Pool Shell & Structure

Visible cracks, staining, surface condition, and signs of settling or shifting in the pool structure and surrounding deck.

Pump & Filter System

Operational condition of the circulation pump, pool sweep pump, filter condition, and overall system performance.

Pool Heater

Heater energy source, operation, and condition are inspected. Heater failures are one of the most common and costly pool repairs.

Electrical Systems

GFCI protection, bonding and grounding, pool lighting, and subpanel condition. Electrical issues near water are a serious safety concern.

Plumbing & Water Features

Visible supply and return lines, waterfalls, fountains or other water features, valves, and evidence of leaks or past repairs.

Decking & Coping

Condition of the pool surround, coping stones, and deck surface. Cracking, settling, or lifting can create trip hazards and structural concerns.

Automation & Controls

Many DFW pools have panels that control lighting, temperature, and water features. We check for normal operation of the system.

Spa / Hot Tub Systems

If the property includes a spa, we inspect the jets, blower, heater, controls, and cover — as a separate system from the main pool.

Common Pool Issues We Find in DFW

What the listing photos don't show you

Missing GFCI Protection

One of the most frequently cited electrical deficiencies near pools — and a serious shock hazard.

🔧
Aged / Failed Equipment

Pumps and heaters over 10 years old are often near end of life — even if they appear to be running.

💧

Evidence of Leaks

Water loss, staining, and soft spots around the pool perimeter can indicate plumbing or shell leaks.

🏗️

Coping & Decking

Shifting soils in DFW cause pool surrounds to crack and settle — sometimes indicating deeper structural movement.

🔌

Inoperative Controls

Pool control panels are often failing — leaving buyers with expensive equipment they can't actually operate.

🌡️

Inoperative Heater

Pool heaters are often turned off during listings — we verify operation and flag units that won't fire up.

Bundle Your Pool Inspection with Your Home Inspection

Most buyers schedule their pool inspection at the same time as their full home inspection. It saves you a separate trip to the property, and our inspector evaluates both the home and the pool in a single visit. Ask about bundling when you schedule — it's the most efficient way to get a complete picture of everything you're buying.

Pool & Spa Inspection FAQ

Common questions from DFW homebuyers

  • Is a pool inspection included in a standard home inspection?

No. A standard home inspection follows TREC Standards of Practice, which do not include a detailed evaluation of pool and spa systems. A pool inspection is a separate service that focuses specifically on pool equipment, structure, and operation — things a standard inspection won't fully cover.

  • Can I add a pool inspection to my home inspection appointment?

Yes — and that's the most common way buyers do it. We inspect the home and pool in a single visit, and both are included in the same-day report. Just mention it when you schedule.

  • What if the pool equipment isn't running when you arrive?

We attempt to operate all pool equipment during the inspection. If equipment cannot be operated — due to being winterized, locked out, or shut off — we will note that in the report and recommend further evaluation by a licensed pool contractor.

  • Do you check if the pool is leaking?

We look for visible signs of water loss, staining around fittings, soft spots in the decking, and evidence of past repairs — all of which can indicate a leak. However, a definitive leak detection test requires specialized equipment from a dedicated pool leak detection company, which we can recommend if signs point in that direction.

  • Do you inspect above-ground pools?

We primarily inspect in-ground pools and spas. Contact us to discuss your specific situation if the property has an above-ground pool or portable spa.
