Buying a New Build? Phase Inspections are a Must!

1. Pre-Pour / 2. Pre-Drywall / 3. Final Inspection

With any home purchase, it's always wise to get a home inspection. If you are having a home built, phase inspections can give you peace of mind that your home was built right every step of the way.


 

1. Pre-Pour Inspection - Performed 24 to 48 hours before the concrete foundation is poured. Form boards, rebar situation, penetrations and vapor barriers are checked, as well as grade around the foundation.

2. Post-Framing Inspection - After plumbing, electrical and framing have been completed, the second inspection can take place. This inspection takes place before the drywall has been hung or exterior siding has been installed. At this point, all electrical and plumbing can be inspected, as well as attachments to the foundation, placement of nail plates, window operation and and other points of potential water entry.

3. Home Inspection - The last inspection is your TREC home inspection, identifying deficiencies in any areas of the home. From the foundation to the roof, appliances, fixtures, electrical, plumbing and any other aspect of general home inspections, are identified in the final inspection.
