A DFW Home Inspector’s Guide to Cold-Weather Issues You Shouldn’t Ignore

Winter in the Dallas–Fort Worth area is unpredictable. One week it’s 65 degrees and sunny, the next we’re dealing with freezing temperatures, ice, and hard north winds. While North Texas winters are usually short, they can be hard on homes that aren’t properly prepared—especially because many houses here aren’t built for prolonged cold.


As a home inspector in DFW, I see the same winter-related issues every year. Whether you’re a homeowner trying to avoid costly repairs or a buyer scheduling an inspection during winter months, here’s what you should know.


1. Frozen and Burst Pipes: A Major North Texas Risk

Because extended freezes are relatively rare in our area, many homes—especially older ones—have exposed or poorly insulated plumbing.

Common problem areas include:

  • Exterior hose bibs
  • Pipes in unheated garages
  • Plumbing in exterior walls
  • Irrigation backflow preventers

When temperatures drop below freezing for extended periods, water expands inside pipes and can cause cracks or full pipe bursts, often going unnoticed until thawing occurs.

Inspector tip: Even if there’s no active leak during an inspection, signs of past repairs, water stains, or replaced drywall near plumbing can indicate previous freeze damage.


2. Heating Systems Get Tested Hard in Winter

Most HVAC systems in North Texas don’t run in heating mode for long stretches—until winter hits suddenly. That’s when issues show up.

Common winter HVAC findings:

  • Heat pumps struggling during cold snaps
  • Electric auxiliary heat not engaging properly
  • Gas furnaces with dirty burners or delayed ignition
  • Older systems failing under continuous use

During a home inspection, the heating system is tested when weather conditions allow, but buyers should understand limitations if outdoor temperatures are too warm or too cold to safely operate certain equipment.


3. Fireplaces and Chimneys Often Go Unchecked

Many homeowners don’t use their fireplace all year—then light it for the first time when winter arrives.

Common fireplace issues I see:

  • Missing or damaged chimney caps
  • Creosote buildup
  • Cracked firebox panels
  • Inoperable or missing dampers

These issues can pose fire and carbon monoxide risks. A home inspection can identify visible deficiencies, but a chimney specialist evaluation is often recommended if the fireplace will be used.


4. Roofs Take a Beating from Cold Fronts and Wind

Winter storms in DFW often bring strong winds, heavy rain, and occasional hail, all of which can expose roof weaknesses.

Winter roof concerns include:

  • Lifted or missing shingles
  • Exposed nail heads
  • Failing flashing around vents and chimneys
  • Improper attic ventilation leading to condensation

Roof problems don’t always leak immediately. A small defect can turn into a major issue once spring storms arrive.


5. Attics and Insulation Matter More Than You Think

Proper insulation and attic ventilation are critical during winter—even in Texas.

During inspections, I commonly find:

  • Inadequate insulation depth
  • Compressed or displaced insulation
  • Bathroom exhaust fans venting into the attic
  • Condensation on roof decking

These conditions can lead to higher energy bills, moisture problems, and even mold growth.


6. Foundations and Soil Movement Don’t Stop in Winter

North Texas clay soil is notorious for movement, and winter moisture changes can still impact foundations.

Cold weather can:

  • Shrink dry soil after fall droughts
  • Cause uneven moisture around the foundation
  • Expose drainage issues

During a winter inspection, we’re looking for cracks, separation, sticking doors, and drainage problems that may worsen with seasonal changes.
